Thinking About Selling Your Home?

 

There are three critical, controllable factors involved in selling any property: price, condition and marketing. My experience combined with the resources available from the realty firm with which I am affiliated – Semonin Realtors – allows for the development of creative strategies that result in successful marketing and pricing plans.

 

Marketing

Typically, my marketing effort will involve some or all of the following activities.

  • Create a customized marketing plan that targets the appropriate audience;
  • Take 25 exterior and interior digital photos;
  • Place the listing, along with the 25 photos, a customized description, open house info, etc. on my Semonin and Realtor.com websites.
  • Create an appealing property looseleaf binder to display the following: fact sheet, disclosure, photographs, plat map, floodplain disclosure, lead paint disclosure, home warranty, etc.;
  • Tour the property from a Buyer’s point of view. Offer ideas to improve the home's appearance and thereby reduce its time on the market;
  • Discuss the benefits of purchasing a Home Buyer’s Warranty;
  • Discuss the benefits of Semonin’s Five Star and Winner’s Circle Programs;
  • Discuss the benefits of using a Supra key box;
  • Develop a mail campaign that encompasses:
    • My sphere of influence;
    • Neighbors;
    • Other active realtors with buyers in the given property’s price range;
  • Develop an open house schedule and the corresponding print advertisement;
  • Install the for sale sign with any appropriate sign riders and the “Hot Line” number;
  • Discuss the pros and cons of a fact sheet box;  
  • Prepare an Open House Guest Register;
  • Provide a fact sheet display stand for inside the home;
  • Assist property owner in preparing the property for all open house events;
  • Schedule showings of the property;
  • Follow up with potential buyers from Open House events;
  • Submit property to Multiple Listing Service;
  • Property will be featured on my websites:

Financial Activities

Listed below are my most significant financial responsibilities.

  • Prepare a competitive market analysis (i.e., CMA) of the property;
  • Develop a pricing strategy for the property;
  • View competing properties for sale in neighborhood;
  • Explain how the commission split may affect the number of showings by other agents;
  • Prepare a seller’s net sheet;
  • Explain how the Semonin 5 Star and Winner’s Circle Programs may favorably impact the DOM statistic;
  • Explain the importance of investing in a buyer’s home warranty;
  • Assess the financial standing of any homeowners association balance sheet.
  • As is appropriate, secure a copy of and point out the critical components of any condominium association bylaws and Master Deed.
